These terms apply to your use of ellercove.co.uk. They explain the basis on which we provide information on this website. They do not replace a property management agreement, accommodation booking agreement or any other terms expressly agreed with you.
Sending an enquiry or requesting an assessment does not commit either party to a management service or booking.
Our services are tailored to the property and the arrangement agreed with its owner. The scope of work, fees, responsibilities, payment terms and termination provisions are set out in a separate written agreement.
Where there is a difference between general website information and your signed agreement, that agreement takes priority, subject to applicable law. Individual client agreements are private and are not published here.
Ellercove Stays is our direct booking platform. Availability, prices, payment arrangements, cancellation conditions and property rules are confirmed as part of the booking process. Check the terms presented for your chosen accommodation and rate before confirming.
You can read the Ellercove Stays booking terms. Any bespoke terms expressly agreed for your booking and your booking confirmation should be read alongside them.
A link or embedded booking window does not create a booking by itself.
Please use this website lawfully. Do not attempt unauthorised access, introduce harmful code, interfere with its operation or use enquiry forms to send misleading or unlawful material.
We take care with the information we publish, but services, availability and website content may change. General information is not a guarantee of occupancy, income or a particular financial return. We will confirm any proposal directly with you.
The branding, writing, photographs and design on this website belong to Ellercove or are used with permission, except where credited otherwise. Please ask before reproducing them commercially. Map data is credited to OpenStreetMap contributors and is subject to its applicable licence.
External websites and booking technology may have their own terms and privacy information. We are not responsible for third-party content outside our control.
Nothing in these terms excludes or limits liability for fraud, fraudulent misrepresentation, death or personal injury caused by negligence, or any liability that cannot lawfully be excluded. Your statutory consumer rights are not affected.
We may update these website terms from time to time. An update will not retrospectively change a contract already agreed with you.
